How to Permanently delete private data on your computer

If you are donating an old computer to a charity or just want to make sure that sensitive information is deleted forever, there are a few things you can do. For PCs, try file shredder (www.fileshredder.org ) or KillDisc ( www.killdisk.com ).Both free programs can permanently remove files. On a Mac, just put the files in the Trash and select “Secure Empty Trash” from the Finder menu.

Since people are always on the run, here is a way to put something together at the “last minute” without eating at the usual killer fast food chain. It finds dishes you can make with ingredients you have on hand. At www.supercook.com enter an ingredient, and the site generates a list of recipes that use the ingredient. Click on the recipe to read it, or click on any other ingredient you have to narrow the list. What a great way to snack or eat healthy!

Home Affordable Foreclosure Alternative Program (HAFA)

The Treasury Department recently released guidelines and forms for its new Home Affordable Foreclosure Alternatives (HAFA), which is part of the Home Affordable Modification Program (HAMP), designed to streamline and create incentives for short sale transactions for lenders and borrowers. This new program is effective April 5, 2010 and goes through December 31, 2012. HAFA is a complex program, with 43 pages of guidelines and forms, designed to simplify and streamline short sales and deeds-in lieu of foreclosure.

Eligibility: The homeowner must meet the following guidelines to be eligible for HAFA:

1. The property must be the homeowner’s principal residence;

2. The mortgage is a first deed of trust dated prior to January 1, 2009;

3. The loan is delinquent or a default is reasonably foreseeable;

4. The current loan balance is less than $729,750.00; and

5. The borrower’s total monthly mortgage payments exceed 31% of the borrower’s gross income.

Program Benefits: The HAFA program provides for the following:1. Allows borrowers to receive pre-approved short sale terms before listing the property (including the minimum acceptable net proceeds).

2. Prohibits servicers from requiring a reduction in the real estate commission agreed upon in the listing agreement (up to 6%).

3. Requires borrowers to be fully released from future liability for the first mortgage debt (no cash contribution, promissory note, or deficiency judgment is allowed).

4. Uses standard processes, documents, and timeframes/deadlines.

5. Financial incentives: $1,500 for borrower relocation assistance; $1,000 for servicers to cover administrative and processing costs; and up to $1,000 for investors for allowing a total of up to $3,000 in short sale proceeds to be distributed to subordinate lien holders (on a one-for-three matching basis).

The Illinois HOME START program offers below-market interest rates and down payment assistance to first-time homebuyers and veterans. Eligibility for each program is based upon household income, family size and the sales price of the home.

HOME START 30-YEAR FIXED RATE LOAN is FHA insured and available at rates below the 30-year fixed market rate

HOME START DOWN PAYMENT ASSISTANCE LOAN is a 0%, 10-yr forgivable loan that provides 3% of the purchase price (up to $6000) to assist with the down payment. This is perfect for buyers who don’t have down payment money, but will be able to pay back the loan immediately after receiving the $8000 tax credit check.

How to apply: An IHDA-approved mortgage lender will review your monthly income, expenses, employment history and credit report to determine if you are eligible. The lender network can be found at www.ihda.org
